Abstract

This study aimed to assess the factors affecting the timely completion of real estate projects managed by the National Social Security Fund (NSSF) in Dar es Salaam City. Data were collected from 87 respondents using closed-ended questionnaires, and simple random sampling was employed to select the participants. The analysis was conducted using descriptive statistics and inferential analysis with the aid of the Statistical Package for Social Sciences (SPSS) Version 21.0. The findings show that project planning, project financing, and project supervision have positive and significant influences on the timely completion of NSSF real estate projects. Specifically, project planning impacts timely completion with a Beta value of 28.3% and a significant p-value of 0.003. Project financing influences timely completion with a Beta value of 16.7% and a p-value of 0.049. Project supervision has the strongest influence, with a Beta value of 43.7% and a p-value of 0.000. In conclusion, the study finds that among the three factors, project supervision has the most substantial impact on timely project completion, followed by project planning and project financing. The study recommends that real estate projects should be well-planned, adequately financed, and thoroughly supervised to mitigate delays in project completion. These findings are useful for practitioners, policymakers, and scholars as they underscore the importance of robust project management practices in ensuring successful project outcomes. Implementing these recommendations will enhance the efficiency and effectiveness of NSSF's real estate project management, contributing to the organization's goals and better serving its stakeholders.
